Zoning codes are full of serious, technical terms. But every now and then, you come across one that makes you do a double take and wonder, how did no one flag this? These are the terms that sound a little out of context… but are 100% legit in planning speak.

1. Rear Yard Penetration
It’s a real thing. Usually referring to fences, decks, or structures that extend into a required rear setback.

2. Lot Clustering
A perfectly innocent strategy for conservation subdivisions.

3. Shared Rear Access
Usually about alleys or driveways.

4. Height Erection Limits
We’ve all seen it in the code.

5. Conditional Use Enlargement
Used when someone wants to expand a conditional use permit.

6. Nonconforming Lot Adjustments
Totally technical. Totally legal.

7. Frontage Penetration Ratio
Used in form-based codes.
